Commercial Manager required, Barnstable / Tiverton. A leading FM provider seeking further support the business due to a period of sustained growth. As the Commercial Manager, you will be a competent and independent leader of the commercial department, capable of controlling all phases of cost management, from inception through to completion. You will play a critical role in ensuring the financial success of our contracts & projects, maintaining strong client relationships, and optimising profitability. You will collaborate closely with site & project teams, clients, and subcontractors to deliver exceptional services while ensuring compliance with contractual agreements and relevant regulations. You will also be responsible for managing all commercial staff at office, site and contract level and ensuring that objectives are delivered.
Day to day,
Commercial Contract Management

  • Oversee and manage multiple contracts, ensuring compliance with contract terms, deliverables, and performance obligations.
  • Develop and maintain strong working relationships with clients, subcontractors, and suppliers.
  • Identify opportunities on which to submit bids and feed into the decision over whether to bid for work.
  • Negotiate contract terms, variations, and extensions as necessary.
  • Monitor contract performance, identifying and addressing any issues or risks proactively.
  • Ensure accurate and timely invoicing, financial tracking, and reporting for each contract.
  • Develop comprehensive quotations and proposals.

Financial Management

  • Develop and manage contract & project budgets, including cost forecasting, profit analysis, and financial reporting.
  • Monitor contract & project expenses, revenue, and cash flow to ensure profitability and compliance.
  • Conduct regular financial reviews and analysis to identify areas for improvement and cost-saving opportunities.

Risk Management

  • Identify and mitigate potential risks associated with contracts
  • Evaluate and assess contract terms, identifying any potential legal or financial implications.
  • Review and negotiate contract terms, ensuring compliance with applicable regulations and legislation

Team Collaboration and Leadership

  • Provide support and clarification to stakeholders in relation to contract queries.
  • Collaborate closely with cross-functional teams including operations, procurement, and site teams to ensure effective project delivery.
  • Provide guidance and support to project managers and commercial staff, promoting a high-performance culture.

Client Relationship Management

  • Foster and maintain strong relationships with clients, acting as the main point of contact for commercial matters.
  • Proactively address client concerns, issues, and requests, ensuring high client satisfaction.
  • Identify opportunities for contract expansions or upselling additional services to existing clients.

What you’ll need to succeed,
Proven experience as a Commercial Manager or in a similar role within the Facilities Management industry, preferably with exposure to both commercial and MOD contracts.
Strong understanding of commercial and contract management principles, with knowledge of MOD procurement processes.
Excellent financial acumen, including budgeting, cost control, and financial reporting.
Proficient in contract negotiations, risk management, and legal compliance.
Exceptional interpersonal and communication skills, with the ability to build and maintain relationships with clients, subcontractors, and internal teams.

  • IACCM/WCC Practitioner
  • CIPS or equivalent
  • RICS Accreditation
