Girling Jones have exciting Role and are looking for a self-motivated and innovative individual to join our fast-paced team as a Lettings Agent. The role would involve travel across Devon, Cornwall, Avon, Somerset & Dorset with the head office being in Saltash.

The Role of a Lettings Agent

• Your role will be to ensure the lettings and renewals targets are met.
• Maximising rental income by achieving 100% occupation and minimising defect spend with focus on compliance.
• This role is perfect for a people person, who enjoys interacting with the public and gets a thrill from closing a deal

Main duties and responsibilities of the Successful Lettings Agent

• Manage the marketing of properties for rent, uploading advertisements onto Open Rent platform, managing enquiries, and arranging/conducting viewings in a cost-effective time efficient manner.
• Ensuring health and safety requirements and compliance certificates are up to date for each property.
• Instructing contractors to attend the property to undertake any works required in advance of a tenant moving into the property.
• Reviewing applications, undertaking tenant referencing, discussing applications with Director of Property and taking instructions to proceed.
• Undertaking pre-tenancy requirements including the preparation of the tenancy agreement, collecting the deposit, and instructing the preparation of an inventory and schedule of condition.
• Coordinating new tenant inventory, including the handover of keys.
• Produce monthly reports with analytical data to demonstrate true status of the lettings
• Perform any other duties that may be assigned by Director of Property and advise on matters affecting the Company’s interest at all times.
• The lettings agent will work very closely with the Property Team.

Qualifications required

• The successful candidate will have experience of residential property management, and ideally be a qualified letting agent through having completed either the LETWELL programme or ARLA qualification.
• The Role covers Devon, Cornwall, Avon, Somerset, Dorset, and Hampshire. Regular Business Travel will be required to achieve the role in full and therefore you must hold a full driving licence.
